Plots Near Dholera Airport Guide

Buying near Dholera airport? What AAI height rules, colour-coded zoning maps and NOCs mean for a Valinda plot, and what to check before you build.

Plots Near Dholera Airport: Height Limits, NOCs and What Valinda Buyers Should Check

“Plots near Dholera airport” is one of the most searched phrases in the region, and most pages stop at proximity. Buyers also need to know that land near an airport comes with building rules. Airports limit the height of structures around them so that aircraft can take off and land safely. This guide explains how those rules work, what we know and do not know about Dholera, and what a Valinda buyer should check. It is general information, not legal advice.

Why Airports Limit Building Heights

Aircraft need clear approach and departure paths. Tall buildings, towers and even trees can become obstacles. In India, the Airports Authority of India (AAI) issues No Objection Certificates (NOCs) for height clearance around airports, and the Aircraft (Demolition of Obstructions caused by Buildings and Trees etc.) Rules, 2015 provide the framework.

What a Colour-Coded Zoning Map Is

AAI’s own guidelines describe the Colour-Coded Zoning Map (CCZM) as a map that shows, through coloured grids, the permissible heights in areas around an airport, within a radius not exceeding 20 km of the aerodrome. Key points from the guidelines:

  • The map gives a permissible top elevation. Because it is measured above sea level, the allowed height of a building depends on the ground level of the site.
  • For buildings up to the permissible elevation, an AAI NOC for height clearance is not required. Local bodies can approve construction under their own rules.
  • For taller structures, an applicant must apply online through AAI’s NOCAS portal.
  • CCZMs have been prepared for major airports, and local bodies have been integrated with NOCAS for single-window clearance.

What We Know About Dholera

  • Valinda is described in our route guide as roughly 15 to 20 km from the Dholera International Airport site near Navagam. Depending on the exact plot, it may fall within the 20 km zone that CCZMs cover. See Valinda to Dholera Airport: Distance and Route.
  • The airport’s runway is reported complete, but as of early October 2026 it had not opened for commercial flights.
  • We have not confirmed whether a CCZM has been issued for Dholera. Ask your local body and AAI.

What It Means for a Residential Plot

A typical home on a 110 to 350 sq yd plot is a low-rise building, and many such buildings fall below the permissible elevation in a CCZM. That is a reason for comfort, not for assumption. The limit depends on the grid your plot falls in, your ground elevation and the final building design. A tall water tank, a rooftop structure or a multi-storey plan can change the answer.

Checklist for Valinda Buyers

  1. Ask which airport zone the plot falls in and whether a CCZM covers it.
  2. Ask the local body for the permissible height at your exact location.
  3. Plan the building height before you finalise a design, including rooftop structures.
  4. Check the NA status and layout approval, which are separate from height rules. See NA Conversion Explained.
  5. Ask about noise and flight paths. We have not seen published noise contours for Dholera, so request any available information.
  6. Keep the answers in writing.

Common Mistakes

  • Assuming “near the airport” means no restrictions
  • Designing a building before checking the height limit
  • Treating a brochure’s distance claim as a zoning answer
  • Ignoring rooftop structures when counting height

Frequently Asked Questions

Do I Need an NOC to Build a House Near an Airport?

It depends on the building’s height and your location. Where a CCZM applies, buildings up to the permissible elevation do not need an AAI NOC. Confirm with your local body.

What Is NOCAS?

AAI’s online system for height clearance applications.

Is Valinda Within 20 km of the Airport?

Our route guide gives 15 to 20 km, depending on the point. Measure from your exact plot.

Will Aircraft Noise Affect Valinda?

We have not found published noise data. Ask the authorities and visit when the airport operates.

Bottom Line

Living near an airport can be convenient, and it comes with height rules. Check the zoning map, plan your building height early and keep the answers in writing. You can read more on the Dholera Estates 2 project page.
